Reserve Fund Studies
Reserve Fund Studies (RFS) are performed to ensure that adequate levels of contributions are collected for the Condominium’s Reserve Fund from owners to cover anticipated future major repair and replacement expenditures. At a minimum, an RFS will include; a thorough inspection of all common elements by a qualified professional, review of repairs and maintenance records/expenditures, dialogue and/or meetings with the Board of Directors, preparation of future funding options, and Form 15 completion.

Performance Audits
The Condominium Act requires that a Performance Audit of the common elements be conducted by a qualified Professional Engineer or Architect following the registration of the condominium. The audit determines deficiencies with the common elements and submits them to the Condominium Board and TARION. The first year Audit would be completed and filed with TARION before the Corporation's anniversary date of registration.

Property Condition Assessments
Property Condition Assessment's (PCA) are typically undertaken if you’re buying, selling, or leasing a commercial property. A professional PCA report will provide you with building issues and a “bottom line” figure for required major repairs and replacements.

Building Issues
Building Issues typically result from failure or combination of failures, with the building envelope, structure, mechanical, or electrical systems. Leakage of both water and air through the building envelope can lead to interior damage and possibly mould.
Building Issues may also arise from poor workmanship or materials undertaken as part of a repair, renovation, or part of warranty claim/repair.
A professional Building Issues report can help to identify the likely cause of the problem and provide solutions.
